The improvements of this property include the working Tree Farm, The Lodge and Vacation Rentals, Roads, and Water.

The Tree Farm

Winter Springs Ranch was purchased by the current owner in 1989 from the Miller Family who homesteaded the property. Portions of the property are original homestead claims from the mid-1850’s. This property was managed by the Miller Family for subsistence farming: livestock and timber production.

Throughout the first 100 years, virtually all of the property was logged at one time or another, originally with an eye toward forage and grass production at the expense of reforestation. The current owner has aggressively converted a large part of the scattered timberland and brush lands to thriving plantations, starting in the late 1990’s.

The current owner has consistently managed the property for multiple uses including vacation rentals, wildlife habitat and timber production. The farm has been recognized as a sustainably managed tree farm since 1994 and most recently re-certified by the Oregon Department of Forestry’s American Tree Farm System in 2016.

Even prior to recognition and certification, the property has been professionally managed for long-term sustainability. Harvesting has been substantially less than growth and mortality.

The American Tree Farm System certification ensures market access for certified wood products and improves forest management.

Many of the nation’s large lumber retailers have endorsed forest certification as a means of assuring customers that the wood they are buying comes from well-managed forests.

This rare producing timberland has marketable Douglas-Fir, Tan Oak, hardwoods, and more.

The Lodge and Vacation Rentals

Since 1992, all the homes on the property have operated in turn as successful year-round rentals and vacation rentals. The Grand Meadow Lodge built in 2007, hosts weddings, spiritual and corporate retreats and as well as other public functions.

Roads

12 miles of well-maintained roads and hiking trails exist throughout the entire 750 acre property. This well-established road system provides easy accessibility across the Ranch for any projects requiring heavy equipment - logging, thinning, building, etc. There are also roads that lead to the proximity of three additional potential home sites with water access within the forest tax lots.

There are multiple year-round and seasonal springs and streams with water rights for both domestic and irrigation use. These water sources have been restored, cleaned, and maintained.

The Lodge and all homes have their own spring-fed water systems.

Miller Pond is a spring-fed reservoir designated for fire protection and irrigation of growing crops. The Grand Meadow Pond is a spring-fed reservoir designated for fire protection and irrigation of growing crops for the Overlook House.
